Phelps Renovations is an experienced company who understands that feeling comfortable during each step of your project is just as important as the end result. We start by asking you for your renovation wish list and help you understand how we can transform your dream into a reality.
Over The Phone We Will:
- Discuss your renovation needs and wish list
- Explain our Project Development Process
- Answer any questions you may have about our company, or your renovation
At this point, if both parties are comfortable and feel that there is a "good fit", we will set up an appointment for a Phelps Renovations expert to visit your home. To ensure a smooth process, both spouses should be present at this time.
At Our First Meeting We Will:
- Discuss your renovation needs in greater detail
- Show you similar projects that we have completed
- Show samples of plans and specifications of similar plans
- Make any necessary adjustments to the budget
- Discuss a realistic deadline
Once all of these details are covered, and both parties wish to proceed, a Project Development Agreement will be signed and we can move onto the next step.
A nominal fee/deposit would be required at this time. This amount varies and is determined by the size of the renovation. For example, a one time cost would apply for a smaller interior renovation, and for a larger job, such as an addition, the fee would be divided into two instalments. These fees will be applied as a deposit if you choose to proceed with the construction.
Project Development
Now that we have your wish list, we can go forward and develop the conceptual drawings and do the costing for the various treatments (e.g. flooring, lighting, etc.). We will also develop a feasibility study, confirm the budget, and provide a preliminary scope of work based on our site investigation and concept drawings.
We will then discuss the plans and selections with you in order to fine-tune and correct any of these elements.
In the second phase we will concentrate more on specific details and prepare working drawings and specifications according to our discussions, as well as your objectives. We will present you with product selections and, if requested, offer suggestions for upgrades, or additional features to enhance your project.
We want you to be confident and happy with your choices and understand how they will blend with the rest of your home.
At this point you should have no unanswered questions and know exactly how much your project will cost.
We will complete our agreement and the fee(s) for the Project Development will be applied to the deposit.
We will then proceed into our Pre-Construction stage!
Pre-Construction
Many things have to happen behind the scenes before we can begin your job (e.g. materials must be ordered, the different trades must be set up, etc.). We will take care of all the details and obtain all of the necessary permits for your job.
Communication is the most important component of a successful renovation and we like to make sure that the lines of communication are open at all levels. We will keep you informed on our progress and you can also call us throughout this lead up time.
Before we begin construction in your home, we do the following:
Setting up with the Trades
In order to utilize our time wisely, and avoid downtime, our team will be lined up with specific dates throughout your renovation.
Ordering Materials
We will go over all of the selections with you to ensure that everything is correct since we must order our materials in advance.
Pre-Construction Meeting
During this meeting we will:
- introduce you to the project manager and lead hand for your renovation
- review your job
- review the projected schedule in detail
- establish how we will communicate (e.g. - daily via notes on clipboard, weekly via email, formal meetings, etc.)
- go into the specific details of your renovation so that you will know what to expect
Construction Begins
Any disruption to your home and daily routine can be stressful. We believe that by keeping you informed, and maintaining a clean and safe work environment, that we can relieve the stress of a renovation, turning your home's transformation into an interesting, exciting, and worry-free process.
You can also be assured that next to getting your job done, keeping the site clean is one of our highest priorities.
Staff
The assigned lead hand will be at your job site managing and overseeing the progress of your renovation. Everyone in the Phelps family of trades people are skilled and insured professionals.
Cleanliness and Protection
We take great pride in keeping our job site - your home - clean and efficient by keeping it free of debris. Construction materials are always properly stored and we will provide all of the necessary protection for you and your home. We will cover floor vents and cold air returns, lay down self-sealing temporary floor protection, enclose the workspace by creating temporary plastic walls, etc.
You have our promise that we will keep your home safe and clean.
Site Safety
We are diligent in keeping the work site safe for both our staff and you. All of our staff are well-trained professionals and we commit to you that we will follow all standard codes of conduct for safety. Work areas will be secured and we will review any necessary safety precautions with you in advance.
Scheduling
Our day starts at 8 a.m. and we work to 5 p.m., Monday to Friday, excluding holidays.
Communication
We work hard to keep you informed. In addition to the lead hand, who will be your daily source of communication, we will also establish a method of communication during the pre-construction period that suits you best (e.g. notes on a clipboard, as well as weekly reviews with the project manager via phone, or email).
If you'd like, we can also have formal meetings at different phases of your renovation. Regular site visits by the project manager will ensure that your renovation is progressing according to plan and schedule.
Changes/Additions
There will always be changes and additions during the course of a renovation. It's common to notice something that you hadn't thought of once your job has started, and we understand the importance of being flexible.
We want you to feel comfortable - go ahead and ask. Our goal is to make sure your renovation works for you.
Post Construction
Once all the plans are put in place, and the construction is finalized, we want to make doubly sure that everything exceeds your expectations.
We inspect everything diligently and value your feedback. We will also prepare your home by having the affected areas professionally cleaned so that your home is completely ready for your enjoyment.
Final Inspection
The management team will do a final walk through with a check list to ensure that everything is complete. A formal review will then be done by the project manager and the check list will then be provided to you. You will also have an opportunity to do a walk through so that you can also inspect our work.
We want you to be satisfied that everything was completed as planned and that any changes or additions were executed to your specifications.
Feedback
Your comments are important to us because we are always striving to improve. A survey form will be sent to you. We want to know how you feel about your renovation experience.
Photography
We always like to show off our work and to keep expanding our portfolio. Photographs might be taken of your project once it is completed.
